Why I was only more passionate about coding when working on personal projects compared to when I was working on office projects.
How to keep me motivated?

Meh, it's obvious thing. Because what You doing for fun is often not useful in real world business, but giving You a joy. And the job (ofc it depends) is usually daily monotonous routine.
